Maintenance Operations Manager

£53,000 - £55,000 per annum + + Bonus and Benefits (Permanent)

South West London, London

Conrad is pleased to be supporting an award-winning design and build contractor who have an exciting opportunity for a Maintenance Operations Manager with solid experience in planned and reactive maintenance to join their growing team based in SouthWest London

The successful candidate will have previous experience gained within a senior position in either Office or Facilities Maintenance and have managed PPM Programmes, M&E small work projects and reactive maintenance for their clients, have previous management experience and be confident travelling to various sites around London.


* You will support the development of the Maintenance Division strategy for future growth
* You will provide regular management reports covering all reactive and planned activities to enable monitoring of performance and effective targeting of resources
* To develop policies and procedures relating to planned and reactive maintenance operations, to review these as necessary, ensuring compliance with statutory or regulatory requirements and reflecting good practice
* Compilation of PPM Schedules and Site Logbooks
* To manage and monitor all contracted costs in line with the client contract ensuring that costs are controlled, and quality is maintained, delivering the commercial success of the contact
* Control of contractual variations, including confirmation of cost to the client and co-ordination of suppliers and sub-contractors
* Carry out site audits to ensure that site logbooks are updated, certificates and timesheets are accurate, and work completed to a high standard
* Manage the specialised subcontractors ensuring an excellent service is delivered
* You will develop and maintain Sub-contractor files for any major contract
* Carry out regular quality checks using sub-contractor assessments on quality, workmanship, and competence of each sub-contractor
* To be responsible for the delivery of M&E small projects from conception to completion in accordance with company policies and procedure
* You will manage and monitor the profitability of the projects in accordance with Company targets
* Ensure risk assessments and method statements are in place for all work activities where necessary
* Recruit, train, develop and motivate staff within the maintenance operations team including determining and setting priorities, as well as developing a strong Client facing Maintenance team
* Be responsible for the management and co-ordination of mobile engineers, including labour planning and resourcing to cover PPM and call outs
* Ensure that all staff receive regular support and supervision, annual appraisals and performance assessments and development plans together with the Head of Maintenance
* Ensure that the training needs of all staff are regularly assessed and that the required training is delivered maintaining technical expertise within the team
* Comply with the Company's Health, Safety and Environmental Management System at all times whilst at work and follow all related safe systems of work and risk assessments that are produced for the tasks carried out
* Ensure company vehicles are kept in a clean and road worthy condition. Any accidents are notified in a timely manner and operated in accordance with the company car policy
* You must carry out quarterly audit of all tools ensuring that they are calibrated and tested on time as needed

The candidate will ideally have:

* Proven track record / experience working in an Office Maintenance or Facilities Management environment
* Expert knowledge of legally required standards for M&E and a strong knowledge of Health & Safety requirements including RAMS
* Good financial management and commercial awareness
* Highly organised with ability to prioritise and manage various projects and work loads
* Can-do attitude and client service focused mindset is essential
* Excellent interpersonal skills and ability to communicate at all levels
