Conveyancer

£35,000 - £40,000 per annum + + Good Benefits (Permanent)

Conrad Finance are pleased to be supporting a leading construction company based on the outskirts of Coulsdon. Due to their continued success and growth they are looking to recruit an experienced Conveyancer to join their established team on a permanent basis.

The successful candidate will have previous experience gained form a similar position as a conveyancer, have good communication skills and previous experience with the residential industry.

Duties:
·Receive a selection of reservation forms, collate and upload legal documents so that they are available electronically and prepare contract's and plans for purchaser's solicitors.
·Prepare Disclosure of Incentives forms.
·Manage individual plot files and deal with correspondence and enquiries where appropriate.
·Deal with matters ancillary to all plot sales including garage leases (and their registration at the Land Registry), deeds of covenant, certificates in respect of Land Registry restrictions.
·Deal with additional documents and ancillary procedures in connection with the Company's shared equity scheme and/or Government schemes such as Help to Buy.
·Deal with the Bank in respect of the release of the Bank's charge on individual plots.
·Assist in the setting up of sites for plot sales by identification of plots on plans and highlighting rights of way and collating site documents for new phases of a development where sales have already taken place.
·Assist with searches and historic enquiries raised by third parties
·Prepare completion statements, advise monies required on the day, ensure monies are received and that documents bear signatures of purchaser, release keys.
·Assist Solicitor as required with conveyancing relating to Company's part-exchange scheme.

Skills and personal attributes:
·You will need to have excellent organisation and communication skills
·Previous experience of residential conveyancing
·A Property Law qualification (Licensed Conveyancer or previous work experience gained within a legal department of a property law firm or residential based business)
·A good knowledge of legal matters, finance, administration and potential queries involved in property transactions
·A good understanding of Microsoft office packages
